Is my deal data secure, and who can see it?

Your models are private to you by default. Data is hosted on SOC 2 Type II–compliant infrastructure and encrypted in transit and at rest, with access controls so a deal is never visible unless you explicitly share it. When you do share, it’s a revocable link behind your own NDA gate — not a file that can be forwarded, downloaded, or leaked. Cut off access at any time.

How is Torana different from ARGUS or my own spreadsheet?

Spreadsheets are fragile and rebuilt from scratch every deal. ARGUS is powerful but slow and expensive. Torana is a live, browser-based model that recalculates instantly as you type — loan sizing, capitalized construction interest, refinance, waterfall, and returns — and turns into a shareable investor portal in one click. No formulas to maintain, no installs, no static PDFs to email.

Is it as accurate as the model I already trust?

Torana runs a full underwriting engine: equity-first construction funding with capitalized interest, DSCR- or LTV-sized permanent debt, amortization, a tiered pref/promote waterfall, and levered and unlevered returns. It’s been checked against real deals. And because you can import your own assumptions and export a clean workbook, you can reconcile it against your existing model line by line.

Does Torana replace my proforma, or work alongside it?

Either way. Some teams run their entire underwriting in Torana; others import an existing model just to share it as a live investor link. Excel in and out means it fits the way you already work rather than forcing a rebuild.

What asset types does it handle?

Multifamily, for-sale / condo, commercial (retail, office, medical), hotel, self-storage, and flex — plus true mixed-use, where several uses share one building. Mixed-use deals can be modeled ground-up or as an acquisition / reposition, with a per-tenant rent roll and property-level operating expenses.

What does my investor actually see?

A polished, fully white-labeled view — your logo, your colors, your NDA terms. LPs can explore their own position: adjust their commitment and watch their IRR and equity multiple update live. They see the story you publish and can’t change your model. Every link is revocable.

Can I bring my existing model in — and get my data out?

Yes. Import your assumptions from Excel and Torana rebuilds them as a live model; export a clean, branded workbook any time. Your data is yours — export or delete it whenever you want.

Do I need to install anything?

No. Torana runs entirely in the browser, on any device. Nothing to download, nothing for IT to approve.

Can my whole firm use it under our own brand?
